1. About Us

Sunset Dwellings is a luxury villa rental and management company operating in Goa, India. We curate and manage premium private villas and provide booking and concierge services to guests.

2. Bookings & Reservations

• All bookings are subject to availability and confirmation.
• A booking is confirmed only upon receipt of the required advance payment.
• The person making the booking must be at least 18 years old and authorized to make the reservation.
• Accurate guest details must be provided at the time of booking.
• Sunset Dwellings reserves the right to decline a booking at its discretion.

3. Payment Terms

• A percentage of the total rental amount is required as an advance to secure the booking.
• The remaining balance must be paid before check-in, as communicated during booking.
• Payments must be made through approved payment methods.
• Applicable taxes and service charges will be added as per Indian regulations.
• Failure to complete payment within the specified timeline may result in cancellation.

4. Security Deposit

• A refundable security deposit may be required prior to check-in.
• The deposit covers damages, excessive cleaning, loss of property, or violation of house rules.
• Refunds are processed after inspection of the property, subject to deductions if applicable.

5. Check-in & Check-out

• Standard check-in and check-out timings will be communicated at the time of booking.
• Early check-in or late check-out is subject to availability and additional charges.
• Guests must present valid government-issued identification at check-in as per local regulations.

6. Guest Responsibilities

Guests agree to:

• Respect the property and surrounding neighborhood.
• Comply with all house rules provided for the villa.
• Avoid unlawful activities or events without prior written approval.
• Ensure the number of occupants does not exceed the agreed booking limit.

Any breach may result in immediate termination of stay without refund.

7. Cancellations & Refunds

• Cancellation policies will be clearly communicated at the time of booking and may vary depending on the property and season.
• Refunds, where applicable, will be processed within a reasonable timeframe after approval.
• Sunset Dwellings is not responsible for cancellations due to force majeure events including natural disasters, government restrictions, or circumstances beyond our control.

8. Property Condition & Maintenance

While every effort is made to maintain villas to the highest standards, minor variations in furnishings or décor may occur. In the rare case of maintenance issues, we will make reasonable efforts to resolve them promptly.

9. Limitation of Liability

Sunset Dwellings shall not be liable for:

• Personal injury, loss, or damage to guest belongings during the stay.
• Interruptions caused by utilities, weather conditions, or external factors beyond our control.
• Third-party services arranged upon guest request.

Guests are encouraged to obtain travel insurance.

10. Force Majeure

Sunset Dwellings shall not be held liable for failure to perform obligations due to events beyond reasonable control, including but not limited to natural disasters, strikes, government actions, or pandemics.

11. Privacy

Guest information is collected solely for booking and service purposes. We maintain strict confidentiality and do not share personal information except as required by law or operational necessity.

12. Governing Law

These Terms & Conditions shall be governed by and construed in accordance with the laws of India. Any disputes shall be subject to the jurisdiction of courts in Goa.

13. Amendments

Sunset Dwellings reserves the right to modify these Terms & Conditions at any time. Updated terms will be posted on our website.
